What REYADO does

Selling a ryokan, hotel or vacation rental

We help owners clarify the property and business being sold, their preferred terms and the information they are willing to disclose. We introduce the opportunity to buyers worldwide and coordinate negotiations and handover.

Acquiring a hospitality property in Japan

We help Japanese operators and overseas investors review properties against their location, budget and operating plans. Alongside viewings and property information, we organise the questions to ask about financial records, operations and licences before a purchase.

Coordinating business succession

We distinguish the real estate transaction from the transfer of the business, staff and contracts. Where specialist reviews are needed, we coordinate the scope and responsibilities so buyers and sellers can understand the steps toward an agreement.

Five features of our approach

A focus on ryokan, hotels and whole-property rentals

We consider the property and the hospitality business together. Licences, operations and handover arrangements form part of the information to review.

Japanese and English support

We support enquiries and property discussions in Japanese and English. This helps owners reach buyers worldwide within the disclosure scope they have authorised.

An open approach to buyer introductions

We accept buyer introductions from other agents rather than limiting a sale to our own buyer network. The seller’s agreed disclosure boundaries still apply.

Specialist reviews selected for each transaction

Financial, tax and legal due diligence is scoped to the needs of each transaction rather than sold as a single compulsory package. Qualified specialists carry out these reviews, while REYADO organises the scope and coordination.

A free first consultation and costs explained in advance

You can speak with us before deciding whether to sell or buy. We explain transaction fees, separate specialist costs and payment stages before you commit to the relevant services.

Who we work with

  • Owners of ryokan, hotels and whole-property vacation rentals across Japan who are considering a sale or looking for a successor.
  • Japanese operators and investors acquiring an accommodation business to operate themselves or with an appointed operator.
  • Overseas investors seeking a hospitality property in Japan and English-language support throughout the transaction.

The people behind REYADO

Yohei Miyazaki — Founder and Representative Director

Before founding REYADO, Yohei worked in web marketing for financial education programmes at Aoba-BBT, formerly Business Breakthrough, led by Kenichi Ohmae. He then worked overseas in London and Miami for an import trading company, bringing experience in marketing and international business to REYADO.

REYADO was founded to help the value of Japanese accommodation businesses pass to a next owner when a successor is difficult to find. The name reflects the idea of revitalising accommodation and helping it generate value.

REYADO coordinates property transactions and succession, working with lawyers, tax accountants, administrative scriveners and certified public accountants as needed. Professional advice and specialist reviews are delivered by the appropriately qualified advisers.

How we work with you

  1. Share your plans

Contact us by email, telephone or a booked online consultation with REYADO. The first online consultation is free and takes around 30 minutes; available times are shown in the booking calendar.

  2. Agree the next steps

We discuss the location, budget, operating plans or sale conditions and identify the information needed. Before progressing, we confirm the scope, disclosure arrangements, fees and engagement terms.

  3. Review, negotiate and complete

We coordinate property review, any required specialist work, negotiations and handover. Timing depends on the property, financing, due diligence and licensing matters, so the schedule is agreed for each transaction.

Frequently asked questions

Can I speak with REYADO before choosing a property?

Yes, the initial consultation is free and you do not need to have selected a property. Tell us your preferred location, budget and plans for operating the accommodation so we can clarify the next steps.

Can you help if I live overseas and do not speak Japanese?

We offer English-language consultations and support for property review and viewings. We also coordinate the information and specialist input needed to assess a transaction in Japan.

Will my property details be made public if I ask about selling?

An enquiry does not authorise public disclosure of your property’s name or precise location. We agree who can receive information and what can be disclosed, including anonymous introductions and disclosure under a confidentiality agreement where appropriate.

Are property brokerage and business succession fees the same?

A land-and-building purchase and a transaction involving an operating business have different scopes. We explain the applicable fees, specialist costs and payment stages in advance and confirm the terms in the engagement agreement.

Discuss your plans in English
