What does it cost to buy a ryokan, hotel or villa in Japan?
Buyers ask two things here: what a property really costs all-in, and whether our fee is competitive. The short answer to the first: on a ¥100M listing, plan roughly ¥108–112M all-in, our fee included. The second is answered with numbers, below.
You pay only when you buy. Everything until you commit to a property — search, English financials, viewings — is free.
From listed price to all-in cost
The number on a listing is not your final number. A realistic all-in picture for a ¥100M operating ryokan acquired as a business succession:

How REYADO is paid
Which fee applies depends on what you are buying:
Japan's statutory cap for real-estate brokerage — no broker may lawfully charge more, and we don't. For example, a ¥100M purchase ≈ ¥3.37M incl. tax.
Success-based, minimum ¥5M. Due diligence is a menu, not a bundle — proposed per deal, each item optional and quoted separately. Staged payments before closing (see the schedule below) are credited against this fee, so your brokerage fee never exceeds 5%.

You pay only when you buy — nothing is due until you choose a property, and engagement and LOI payments are credited in full. Viewings are free: in the Tokyo area we meet you at the property; in regional areas such as Hakone or Lake Kawaguchi we welcome you at the nearest station and accompany you from there. English financials (P&L / balance sheet) are free for properties you're seriously considering — usually one or two at a time; if you need financials on 3+ properties at once, we'll propose an individual plan (see Property Reports →). No monthly fees, no time charges.
After each viewing, we sit down together nearby to talk it through. When you're ready to move on a property, meet us at our Marunouchi office — five minutes from Tokyo Station — or complete everything remotely after you return home: contracts, the English statutory explanation and signing are all set up for overseas buyers.
Every expected cost is put in writing during a free consultation, before you commit to anything. Fee rates depend on deal type and are confirmed in the engagement agreement.
Transaction type: brokerage (媒介). We never engage in kakoikomi; where we act for both sides, we disclose it and its terms before any agreement is signed.

The final quote depends on the areas, itinerary and vehicle — we confirm it in writing before anything is booked, and invoice you after the quote is agreed.
Already know which property you want? You don't need this — viewings are free: in Tokyo we meet you at the property, and in regional areas such as Hakone or Lake Kawaguchi we welcome you at the nearest station.

Full-package intermediaries price in a fixed due-diligence apparatus whether you need it or not. REYADO scopes the due diligence your specific deal actually requires, then brings in licensed specialists — architects, tax accountants, gyōsei-shoshi, CPAs, labour specialists — whose fees you pay at cost, with no markup. You pay for judgment and coordination, not overhead.
