How REYADO is paid

We charge a success-based brokerage commission, payable only on a completed purchase — no retainer, no monthly fees. The exact figure depends on the property and how the deal is structured, and we put it in writing for you during a free consultation, before you commit to anything.

Transaction type: brokerage (媒介). In your purchase, REYADO acts for you, the buyer — we never engage in kakoikomi.

Beyond the purchase price

On top of the price, budget roughly 8–12% for taxes and acquisition costs — acquisition tax, registration and licence tax, stamp duty, and (where the seller is a non-resident) a withholding. Japan has no foreign-buyer surcharge.
