Do You Need a Buyer's Agent to Buy Property in Japan?
For a ryokan or hotel acquisition, choose your agent by the decisions they help you make: which properties to investigate, which evidence to request and when to stop. An English listing alone does not tell you who represents your interests or who checks the operating business.

Separate brokerage from specialist due diligence
Buying an operating inn combines a property transaction with questions about a business. Agree which assets and contracts are in scope before treating a property inspection as sufficient. The building, the operating company and the lodging permission can require different checks.
A broker can coordinate document requests and the transaction, while an architect, lawyer, accountant or other qualified specialist examines their own area. Ask who commissions each specialist, who receives the report and whether you can rely on it. A referral is not the same as a completed investigation.

Use these questions to compare buyer agents
Ask the same questions of every firm so that a low headline fee does not conceal a narrower service. Keep the answers in your acquisition file and identify any item that still requires a separate engagement.

Compare the total engagement, not just the commission
Request an itemised quotation for your proposed transaction structure. A real-estate purchase and an acquisition of a company or business need not have identical service scopes. Clarify whether earlier payments are credited against a later fee, and what happens if the seller withdraws or due diligence stops the deal.

Representation also needs practical boundaries. Set a communication cadence, an authorised decision-maker and a rule for urgent decisions while you are overseas. Written approval of a shortlist is different from authority to make an offer or sign a contract.
Prepare a brief that makes the search actionable
State the acquisition price range and the separate ceiling for renovation and opening cash. Add preferred regions, room count or property type, operating plan, financing status and desired timing. Mark each condition as essential or flexible.
For a ¥300 million–¥10 billion acquisition, describe whether you want an operating asset, a turnaround project or a building for conversion. Those choices change the evidence needed and the people who should attend the first viewing. Share existing operator relationships and decisions that your investment committee must approve.
